Lot Scouting
Whomever has land is king. That is the truth these days. It is hard to find lots that are affordable to build on and many times you need to get creative to make it work. Finding the land is only a 50% of the battle. Finding out if the lot can be built on to the extent you are wanting is the other 50% of the battle.
Does the lot have infrastructure in place? If it needs a well, how far down do you need to go to reach the water? Is the land in a flood zone? Did you get the geotechnical report from the city to see how suitable the land is to build on? Did you meet with your builder at the lot? Did you read the CCRs line by line to see if you can build what you want on the piece of property and use the land the way you want?
